Scottsdale and Derby Structure Plans

Dorset Council has embarked on an exciting and important strategic project for Scottsdale and Derby which will see the preparation of Structure Plans for both settlements. In short, a structure is a plan of a settlement, or part of a settlement, that is proposed for growth or renewal which describes how land use, development and infrastructure will be integrated in an orderly manner.

The focus of the Scottsdale structure plan is to review existing zoning to ensure that it is fit for purpose and appropriate for its location and to identify areas within Scottsdale that are capable of supporting additional growth to meet foreseeable residential and industrial demand. The focus of the Derby structure plan is to identify areas within Derby and Branxholm that are capable of supporting additional growth to meet foreseeable residential demand and to explore opportunities to enhance mountain bike tourism within the local area.

The structure plans are in two main parts. The written document provides information relating to the planning framework necessary to support areas that have been proposed for growth. The maps illustrate the spatial location of the growth areas including some high-level detail as to how each identified area may be developed.

For guidance, Part 6 of the written document along with the structure plan maps represent the recommendations and actions associated with each structure plan. The preceding sections provide the background information which informs the recommendations and actions.

As part of the process, Council is publicly exhibiting the structure plans and inviting comments from the community. The structure plans and associated maps can be downloaded below.

It is important to note that each structure plan will not result in the physical change to the zoning of the land that has been illustrated in the maps. The purpose of the structure plan is to guide the growth and transition of land within Scottsdale and Derby, acting as a framework to facilitate future rezonings and amendments if and when required.
